How to Look Up a Property Owner

Paste a listing link or type an address, and see who owns the property from county public records. Free on every plan.

Owner lookup turns a listing or an address into a property record with its owner of record, mailing address, values and last sale. In supported counties the owner comes straight from county public records, and it never uses a credit.

Open Add Property

Go to Properties and choose Add property. On your Dashboard, Look up a property opens the same page.

You'll see one box, Listing link or address, and a Look up button. If you already know everything about the property, choose Enter by hand instead.

Paste a Link or Type an Address

Paste a link from Zillow, Redfin or Realtor.com. Links from other listing sites work too, as long as the address is part of the link. Propulator reads the address from the link itself and never opens the listing page.

Or type any US address. A few things to know:

  • Include the house number, like 123 Main St, Phoenix, AZ.
  • Add the unit for a condo or apartment, so you get that unit's owner and not the building's.
  • Use the street address. A PO box has no property records.
  • Only US properties can be looked up.

Press Look up. The address is matched against the US Census address database first. If it can't be matched, check the spelling or enter the property by hand.

Check What Comes Back

The property fills in with its street, city, county and parcel number, followed by what the county has on file.

Owner
The owner of record, including a second owner when the county lists one.
Mailing address
The owner's mailing address on the county record. When it differs from the property address, the owner is likely absentee.
Values
Assessed or market value, whichever the county publishes.
Last sale
Price and date, where the county records them.
Building
Year built, square feet, lot size, and beds and baths where available.

Some counties don't separate units in a building. When you look up a unit there, the parcel facts still fill in but the owner is left blank, so you never see the wrong unit's owner.

Save the Property and Owner

Check the fields, edit anything you know better, and choose Save property. When an owner was found, the option to also add them as a seller contact is ticked for you, so the owner lands in your contacts linked to the property.

Want the numbers first? Choose Analyze to send the same property to the deal analyzer.

Refresh From Public Records

On a saved property, the Owner card has a Refresh records button. It fills in empty fields only. Nothing you entered is overwritten.

Supported Counties

Every US address resolves. The owner and tax record come from free county public records in these places today:

  • Maricopa County, AZPhoenix
  • Cook County, ILChicago
  • Wayne County, MICity of Detroit only
  • Franklin County, OHColumbus
  • Philadelphia County, PAPhiladelphia
  • Harris County, TXHouston

Anywhere else the property still fills in, and the county shows as Not covered. More counties are being added.

When to Skip Trace

County records give you the owner and where they get mail. To call or text, you need a skip trace. Run one when:

  • The property is outside a supported county, so no owner came back.
  • The county had no parcel for that exact address.
  • You have the owner and want their phone numbers and email.

On the property, choose Find owner phone and email (1 credit). The property needs a street plus a ZIP, or a city and state. Skip tracing is on Starter and Pro.

Skip trace results with Do Not Call and TCPA flags

Phones come back sorted by score, and reachable numbers are marked. Numbers on the Do Not Call list or tied to TCPA litigation are struck through before anyone dials, and an owner on a known litigator list gets a warning not to call or text them. Everything is saved to the owner's contact.

The flags can be incomplete and don't cover state lists or your own do-not-contact list. Use results only to contact owners about their property. Following calling and texting laws is your responsibility.
