Learn about Double Close
Put the house under contract, assign it to a cash buyer and collect your fee, with every number and document on one deal.
In an assignment you sign a purchase agreement with the seller, then sell your place in that contract to an end buyer, usually a cash investor. The buyer closes with the seller on the original terms and pays you an assignment fee for the deal. You never take title, so you need no loan and little cash beyond the earnest money. The purchase agreement has to allow assignment, and a growing number of states require you to tell the seller you are a wholesaler before they sign.

The deal keeps the seller, the end buyer, the numbers, the activity log and the signed documents together, and moves across your pipeline as it goes.
Every template is a sample that needs review by a real estate attorney in your state before you rely on it. Edit them, or write your own.
